Things You May Want To Know

OUR MISSION:​​

​It is the goal of the owners and onsite managers to provide and maintain a safe, healthy and enjoyable living environment for students attending Utah Tech University and tech and beauty schools.  Applicants may be screened through the Utah Department of Corrections and Utah Sex Offender Registry.  If your application is denied because of a criminal background, your deposit WILL NOT be returned.



​HOW DO I SECURE MY SPOT?

​Log in and fill out an application at your earliest convenience.  Send in your deposit, which can be made by check or credit card online through the Paypal button.  There is no fee for using a credit card for the deposit.  We will let you know right away if we don't have room for you.  If we are full, it should be posted by the Paypal button and will advise if you should NOT make a deposit.



WHAT IF I HAVE A SCHOLARSHIP OR OTHER SOURCE OF INCOME THAT DOESN'T FUND UNTIL THE END OF AUGUST?

We will set up your payment plan accordingly, and you will still need to complete all the required paperwork and contract which holds you legally liable since we have held a spot for you.

In special circumstances, ​​Promissory Notes are provided for students paying their rent with student grants, loans or scholarships. If you fall into this category, documentation will be required and a Promissory Note will be arranged.  There will be a convenience fee if your rent is processed through a credit card.   

​IF I DECIDE TO LEAVE BEFORE MY CONTRACT IS UP, DO I GET MY SECURITY DEPOSIT BACK?

​When you leave before your contract is up you forfeit all deposits and rents; and remember, you are still legally liable for the remainder of the rent.  If the unit is not left clean, you will be responsible for additional cleaning fees. 

 

WHAT ARE THE RULES AT DIXIE SOUTH HOUSING?  You can find our detailed rules in our contract; but they are basically:

No smoking, hooka, alcohol, drugs or pornography in the apartment.  No overnight       guests without prior management permission.  No open flames.  No disorderly conduct. 

 

DO I NEED TO BE A UTAH TECH UNIVERSITY STUDENT TO LIVE AT DIXIE SOUTH?

No, but you do need to be a student, whether that is at Utah Tech University, a tech school, beauty school, or an internship. 



WHAT DO I NEED TO PLAN ON BRINGING WITH ME WHEN I ARRIVE?

Mattress cover for a twin bed is required; kitchen cookware, cutlery, mixing bowl and pans.  We will send out your roommate contact information the first week of August and you can pool your ideas to see who brings what.  Some students wait until they get to school and then go shopping with their roommates at Target, Dollar Tree, Thrift Shops..... there are lots of stores to choose from!



CAN I BRING MY CAR OR MOTORCYCLE/SCOOTER TO DIXIE SOUTH?

Yes, but you will need to purchase a parking permit so we can register your vehicle in an effort to track who is parking and present on our property.  As is the case with most housing complexes, Dixie South has limited parking.  Any cars parked on site that do not have a permit will be towed or booted and cited.



DO I NEED RENTER'S INSURANCE?

​It is not a requirement; however, it is highly recommended.  Dixie South's insurance only covers the buildings, not the contents of your unit.  



AM I ABLE TO USE UTAH TECH UNIVERSITY'S AMENITIES IF I LIVE OFF CAMPUS?​

​Yes.  We are a block away from Utah Tech University so you can easily work out at the gym, take a swim, or utilize their other amenities.



AM I ABLE TO BUY A MEAL PLAN FROM UTAH TECH UNIVERSITY IF I DON'T LIVE ON CAMPUS?

I WANT TO BRING MY PET.  HOW DOES THAT WORK?

We do not allow pets at Dixie South because many people have severe allergies and different animals present different problems, some life-threatening, to different people.

However, if you have a service dog, we welcome you with open arms.
